“I can highly recommend Jeff for the help that he provided for my first house purchase in the US. He was knowledgeable about the process and always accessible. Jeff also operates a rebate system where he sets some of the agent fees paid by the seller against the closing costs (we got 2% of the house price back) that makes the numbers at closing a lot more palatable!”

Things to Know About Finding a Realtor

Whether you are ready to buy a home or to sell one, finding the right Realtor is an important step. Having the right person on your side makes it easier for you to find the right new place to live or finding the right individual who will be right for your home. In either case it is that process of acquisition and selection that allows the deal to be successfully completed. Some people may feel lost when it comes to finding a good Realtor to help them with their purchase or sale needs. Here are five pitfalls to watch out for when shopping for the perfect Realtor.

1. Thinking That Only Big Real Estate Firms Have Really Good Realtors
Some people who are shopping for a Realtor may believe that only the large realty firms will have all of the best people. Though they may have excellent staff in their employ, you should consider small real estate firms as well as large ones in your search.

2. Not Being Clear About the Fee
Before selecting a Realtor, ask about their fee arrangement. Every Realtor representing a seller will charge a predetermined percentage of the sale price as their fee for work. The fee percentage is usually negotiable, and it is in your best interest as a seller to make sure the fee is reasonable, and the time to take care of it is early. A percentage that is on the low side can be trouble too; a low fee offer will most likely short you when it comes to service. The buyer's agent, incidentally, is paid from the overall commission set by the seller. For this reason, if you are a buyer, there really is no cost for having an agent represent you.

3. Failing to Ask About The Agent's Qualifications and Experience
It is also worthwhile to ask the Realtor questions about their expertise in the area of real estate. Questions about their length of time employed as a real estate agent, how long with the firm and any type of realty specialties they may have worked in are all important ones. Realtors will eagerly tell about any awards they have earned, and something such as national or regional ranking in sales means they have a successful record, which can be good for your success in having them on your side.

4. Settling Too Quickly
Another mistake to avoid is choosing the first person you come across. Some people are so anxious to buy or sell a home that they hear the name of somebody and immediately go with that agent without ever reviewing their options. This is a mistake. You owe it to yourself to shop around.

5. Ask Questions -- Lots of Them -- and Then Ask Some More
The final mistake that anyone shopping for an agent should steer clear of is being hesitant to ask the Realtors being interviewed enough questions. Some people feel as if they are being bothersome and do not want to ask too many questions about the fees, procedures, etc. Asking questions is the only way to really know if the potential Realtor is the best one to select for your home buying or home selling needs.
